What is GPPI?
GPPI stands for the Global Property Portal Index. It is an independent, evidence-based benchmarking framework that measures how property portals actually perform, not how they market themselves.
Property portals sit at the centre of how real estate transacts globally. Yet there has never been an independent standard for measuring their quality. GPPI is that standard: built by Coraly, governed by an integrity charter, and available to every professional who needs an objective view of the market.

- Consumer pillar: iOS and Android app store ratings synthesised from tens of thousands of reviews, with a structured complaint taxonomy covering scam rate, UX regression rate, stale listing rate, and privacy complaints
- Agent B2B pillar: pricing opacity score, ROI confidence level, support satisfaction proxy, and competitive pressure from rival portals. These are the numbers portals will never disclose about themselves.
- Employee pillar: Glassdoor composite with leadership, culture, DEI, work-life balance, and compensation subscores. C-suite changes and ownership transitions are flagged as stability signals.
Agent satisfaction scores below 55 are a leading indicator of subscription churn, typically arriving two to three quarters before it appears in revenue. This is the signal your P&L will not show until it is already too late.

How good the listing photography and media is, measured by computer vision at scale.

- 9-category room mix distribution covering bedroom, kitchen, living room, balcony, pool, garden, exterior building, dining room, and other. Exterior-vs-interior bias directly predicts listing conversion performance.
- Freshness score: how current listing photography is across the portal's active inventory. This measure is invisible to any third-party analytics platform.
- Quality distribution bands: what percentage of listings fall in each quality tier. This reveals whether a portal enforces photo standards or accepts anything.

How GPPI is produced
Five-step methodology
Observable evidence collection
Every metric cites a specific, verifiable source. Technical signals are measured directly from portal infrastructure. Photo quality is assessed by computer vision. Review sentiment is structured from raw app store and complaint data. If it cannot be evidenced, it is not scored.
Proprietary scoring models
Each of the five indices uses a purpose-built scoring model developed for property portal dynamics. Weights and normalisation factors are documented in the published methodology. The current version is v3.0.
Confidence labelling
Every portal score carries a confidence label (High, Medium, or Low) reflecting data completeness and source quality. Uncertainty is disclosed, not hidden. Scores with limited evidence are clearly flagged.
Rolling updates and time-series
Scores are reviewed on a rolling basis. Time-series data is maintained across measurement cycles, creating trend lines that reveal whether a portal is improving, stagnating, or declining across each dimension.
Portal right-to-respond
Portals can claim their profile and submit corrections or additional data through a structured process. Claims are acknowledged publicly. Corrections are reviewed editorially. No portal can buy a better score, but every portal can ensure their data is accurate.
